How do I order a tour or a listing package?
Just email (lori@homestarvt.com) or call me (404.933.1063). I will email you a simple form to fill out with the information that I would need. I can call your seller to schedule an appointment, or you can call them and let me know what would be convenient.
Do I or the sellers need to be present?
It is not necessary if the property is on lockbox, since I have a Supra lockbox key.
How long does it take?
I am at the property for 45 min to an hour – longer for much larger properties. I strive to have the tour processed and the links and photos emailed to the agent within 48 hours.
What do the sellers need to do to prepare for the appointment?
The most important thing is to have the home “show-ready” – the way they would want a prospective buyer to see it. I need all lights and lamps on, and the ceiling fans off. I will be happy to turn off all the lights when I’m done – just let me know. I won’t enter the closets or garage, so these make a great place to put items that do not need to be in the photos. The driveway needs to be clear of vehicles, trash cans, etc. If you have pets loose in the house, please let me know.
The only changes I will make myself are turning on lights, opening blinds and turning off ceiling fans (if they have not been done already). I always leave a home the way I found it, and I will leave my business card to show the seller that I was there.
When I email you to confirm the appointment, I will attach the document “Preparing Your Home for a Virtual Tour”. Feel free to forward this to your sellers!
If I want a complete listing package, do I have to give you my user name and passwords?
Yes, I do have to have them, but I have been assisting agents for many years, and will be happy to provide references. I would never share your information with anyone. I have worked hard to build my reputation just as you have!
What information do you need from me in order to enter a listing?
I will email you a simple form, where I will get the very basic listing information from you. I get the legal details from the tax records.
There is a two-fold advantage to streamlining the photography and listing input processes: First, because I will have seen the home in person I will be very familiar with the home, have a “feel” for it; I will be able to input a complete and high quality listing.
The second benefit is that the photographs and virtual tour are loaded with the listing from the very start, and the whole process usually takes under 48 hours.
Will you let me know when the listing is online?
Once I have the listing complete in FMLS, GaMLS & KWLS, I will email you the listing numbers. At that point, you would want to review and let me know of any needed changes ASAP.
What if the listing expires?
I will set up a relist with the same photos, tour (if applicable), and remarks at no charge. Please email me at least 24 hours prior to expiration, and let me know of any changes in price, commission, and the new expiration date.
When & how do I pay you?
After the process is complete, and both you and your seller are satisfied with my work, I will email a detailed invoice and you can either pay online or put a check in the mail.
